2026/27年度賣地計劃 普縉集團 李雋傑:全年賣地初步估值逾129億

香港 – Media OutReach Newswire – 2026年2月27日 – 普縉總監 (估值及諮詢) 李雋傑表示,發展局局長剛發表的2026/27財政年度賣地計劃,涉及9幅住宅用地,初步總估值約129億元。樓市趨向穩定及呈現明顯的升勢,將有利來年賣地的收入。

首季推售的東涌第106A區住宅地皮,預計可提供990伙,位置臨海。考慮到項目落成時間可配合預計於2029年啟用的港鐵東涌東站,加上地皮規模適中、而且該地區一向受航空業人士歡迎,預期項目落成後會吸引到投資者積極入市。李雋傑相信屆時地皮投標反應會理想。

撇除三幅位於洪水橋並以「片區開發」型式組合推售的住宅地皮,其餘新加入位於何文田及石門的住宅地皮同樣位處社區配套成熟的地區,考慮近期樓市慢慢回暖,成交量以及價格回升,預期受發展商歡迎,並反映在入標數量以及入標價上。
