普縉集團:利好措施釋放購買力 首季樓市氣氛顯著回暖

香港 – Media OutReach Newswire – 2026年3月25日 – 本地華資測量師行普縉集團發表《2026年第一季香港地產市場分析》報告,指出本港受惠於外圍及本地需求增加,以及政府積極推動創新產業和吸引人才下,市場預計本港經濟仍可保持穩定增長,今年首季因環球政局動盪帶來的金融市場波動對本港經濟影響不大,同時本港樓市的市場氣氛亦明顯好轉。該行預計,短期內在利好政策和人才流入帶動下,住宅需求仍然殷切,租務市場氣氛亦會保持強勁。豪宅及傳統核心地段物業則受惠於資金避險、投資需求及稀有性,價格將持續平穩甚至有望創新高。

預算案政策推動經濟回暖樓市交投節節上升

港府於今年2月底發表的財政預算案中,重點推動新興產業及創科發展,預期利好本港長遠經濟,同時可望提振整體物業市場的信心。普縉指,今年首2個月本港住宅買賣登記錄得12,338宗,按年急升81%,成交金額更大增近1.5倍,一手及二手市場均見顯著升幅。多個新盤項目銷情理想,亦錄得不少投資者大手買入單位的個案,預計未來發展商將採取較進取定價策略,可帶動整體住宅價格進一步回升。報告亦指出,隨著專上非本地生人數及人才計劃帶動新來港人口增加,租務市場中小型單位需求殷切,今年住宅租金料繼續溫和向好。

豪宅市場方面,報告認為近月特色單位及獨立屋屢創成交新高,發展商對手持豪宅單位更為惜售,預期高端住宅市場在稀缺性及投資需求下,後市可持續平穩發展,該行認為財政預算案中提出上調一億元以上住宅物業的印花稅對整體市場影響不大。

非住宅市場漸見回穩 寫字樓租務、商舖活化現曙光

非住宅方面,普縉認為寫字樓市場繼續面對空置率高企和價格調整壓力,惟近期部份頂級甲級寫字樓已錄得大型租務成交,預計隨企業陸續回歸實體辦公,以及實體經濟持續擴張,未來核心區寫字樓需求將逐步回升,租金跌幅有望收窄。工廈板塊方面,預期高增值產業及新經濟企業進駐下,相關廠房活化需求上升。商舖方面,核心區舖位租賃及零售表現轉好,預計商舖租賃市場會平穩發展。

該行又表示,政府近日公佈的「北都專屬法例」建議可望加快北都等新發展區的土地釋放,另近期土地拍賣價格均高於市場預期,反映發展商對香港長遠前景保持信心。展望未來,隨着「十五五」規劃提出加快高質量發展和創科產業布局,加上APEC等國際盛事落戶,有利鞏固香港國際金融及創科中心地位。政府多項吸引海內外人才及企業政策,亦將利好住宅及工商物業長線表現。
