加速投资新产业 拓展稳定收益业务

泰国曼谷 – Media OutReach Newswire – 2025年3月17日 – 泰国证券交易所(SET)上市开发商 SC Asset 股份有限公司 计划于 2025 年启动品牌重塑,并积极拓展非房地产业务,以应对住宅市场的持续低迷。该市场预计仍需数年时间才能恢复至正常水平。

SC Asset 前瞻布局 开启多元企业新时代

SC Asset 首席执行官 Nuttaphong Kunakornwong 表示,住宅市场面临三大挑战:家庭负债居高不下、供应过剩以及消费者信心低迷。这些因素自去年以来持续存在,尚未出现明显改善,依然对泰国房地产市场构成压力。「这些挑战影响了消费者的购房决策与交房进度,也使开发商在推动新项目时面临更大阻力。此外,地缘政治的不确定性进一步加剧了市场的不稳定性」Nuttaphong 先生表示。

为了分散风险,SC Asset 正积极探索全新业务投资机会,计划于 明年布局非房地产业务,加速推进多元化发展战略。此外,公司将于 今年下半年进行品牌重塑,推出全新品牌形象,以强化市场影响力并吸引更广泛的消费群体。

「我们将率先整合现有的 Rue Jai 家居全方位服务应用程序,并运用 Morning Coin 作为功能型代币,充分释放这些资产的潜力,为新业务发展奠定坚实基础」Nuttaphong 先生补充道。

在拓展新产业的同时,SC Asset 亦将加大对稳定收益业务的投资,重点布局 酒店与工业地产 领域,这两大板块自去年以来呈现强劲增长势头。

2025 年中,公司计划推出两家全新酒店:「Kromo Bangkok」,位素坤逸29 巷,以及「The Standard Pattaya」,位于芭堤雅纳中天。 这两个项目分别与日本房地产公司 大和房屋集团及建筑承包商 Syntec携手开发,充分发挥各方优势,进一步提升竞争力。

此外,公司计划于 2025 年第二及第三季度,在三大工业区建设仓库,分别位于 Bang Na KM 20(78,000 ㎡)、Laem Chabang(46,000 ㎡) 及 Amata City Chonburi(37,000 ㎡),以满足日益增长的物流和供应链需求,提升仓储与配送效率。同时,SC Asset 亦 持续拓展美国公寓租赁市场,目前已投资 五个项目,进一步优化海外资产配置,增强全球投资组合的稳健性。

由于市场供应过剩,SC Asset 短期内将暂缓新增办公空间开发计划。目前,公司旗下六座办公大楼的总租赁面积达到 119,568 ㎡,未来将专注于资产优化与配置调整,以提升投资回报。公司目标是在未来几年内,将稳定收益业务的息税折旧摊销前利润(EBITDA)占比从 20% 提升至 25%,进一步强化收入结构,增强财务稳健性。

结合当前市场趋势,SC Asset 计划于 2025 年推出 15 个新住宅项目,总价值约 280 亿泰铢,相较 2024 年的 17 个项目(318 亿泰铢)略有减少。然而,公司依然对自身产品保持信心,将继续维持稳健的推案节奏,以应对市场变化并把握发展机遇。

目前住宅市场供应量预计至少需要五年才能完全消化,而在正常市场情况下,通常仅需两至三年。在此背景下,住宅市场将仍维持低迷,短期内难以回升至正常水平,」Nuttaphong 先生表示。
