普縉集團 李雋傑: 東涌第106B區住宅地皮估值約8億港元

香港 – Media OutReach Newswire – 2025年2月13日 – 新界東涌第 106B 區住宅用地(東涌市地段第 55 號)將於明日(14日)截標,普縉總監 (估值及諮詢) 李雋傑表示,用地位於東涌新市鎮擴展區臨海位置;由於鄰近機場,估計項目日後或受嘈音影響,預料每方呎樓面地價約2,000港元,地皮總值約8億港元。

地皮面積約114,615平方呎,地皮指定作私人住宅用途;最高樓面面積達401,153 平方呎;是次賣地章程內並設住宅單位限呎條款(實用面積不得少於280呎)。而項目發展期止於2030年9月30日。

與此同時,地盤內有現存排水系統專用範圍,發展商亦須負責就發展項目進行岩土工程勘察;及提交噪音及排污影響的評估報告。

是次東涌106B區用地曾於2023年9月推出招標,惟因入標價未達政府所定底價而取消。 翻查資料,當時共接獲4份標書。 李雋傑表示,考慮到地皮未有加入任何興建政府設施的要求,位置上日後亦可作優質臨海樓盤推售,配合港鐵東涌東站預計2029年完工啟用以及周邊一帶的發展,相信可增加地皮的吸引力。
