普縉集團:港元資產將成內地避險工具 料本地豪宅市場穩定發展

香港 – Media OutReach Newswire – 2025年3月27日 – 本地華資測量師行普縉集團發表《2025年第一季香港地產市場分析》報告,指港府最新公佈的財政預算案提高徵收100元印花稅的物業價值上限,對整體物業市場刺激作用有限。該行預計,發展商短期內將繼續以低價推盤,導致二手住宅市場疲軟,隨著全球貿易關係轉趨緊張,港元資產將成為內地資金避險工具,相信本地豪宅物業市場有望平穩。

人民幣現貶值壓力 本港豪宅料平穩發展

港府於今年2月底發表的財政預算案中,宣佈提高徵收100元印花稅的物業價值上限至400萬元。普縉指,相關物業成交只佔整體市場約25%,因此相信措施對刺激整體市場氣氛作用不大。該行又預期,一手市場於今年餘下時間將繼續成為市場主導,發展商仍會以貼近二手市場價格推售手上項目,導致二手市場交投及樓價持續受壓。

值得留意的是,內地買家自去年樓市「辣招」全面撤銷後持續進入本港住宅市場,去年的相關成交數量按年大增約九成,而今年首兩個月亦錄得可觀增長。該行相信,隨著人民幣於貿易戰升級下,貶值壓力將會增加,港元資產將成為內地資金尋求保值的工具,豪宅物業在其市場獨特性及投資需求下可望平穩。

內地人工智能浪潮與起 緩解本地寫字樓租金壓力

普縉表示,投資者持續拋售工商舖物業影響市場氣氛,其中寫字樓市場方面,現時發展寫字樓項目的風險較高,發展商對投資相關項目的興趣不大,因此港府上月公佈的財政預算案中宣佈暫停推售商業用地只屬反映市場現實,對刺激市場的作用不大。該行指,現時寫字樓空置率仍處於高位,整體買賣及租賃市場仍然充滿挑戰,惟近月港股市場復甦,新股集資活動再度活躍,加上人工智能浪潮將吸引相關的內地企業進駐本港,有望帶動增加寫字樓的樓面需求,預計短期內整體寫字樓市場的租金壓力有望舒緩。

至於商舖市場,該行表示,核心區域的商舖空置率保持穩定,租賃活動於農曆新年假期後轉趨活躍,預計相關空置率將會下跌,相關舖位租金能否提升則視乎本地零售及飲食業的表現而定。事實上,去年起多個內地企業積極進駐本港市場,在現時核心區域的商舖租金水平仍然較低下,相信將有更多相關企業落戶香港,料相關地區的商舖租賃市場會平穩發展。
