普縉集團:中小型單位帶動住宅樓市 工商物業市場低迷未止

香港 – Media OutReach Newswire – 2025年9月26日 – 本地華資測量師行普縉集團發表《2025年第三季香港地產市場分析及展望》報告,指環球經濟形勢較上半年穩定,市場已逐漸消化關稅戰對全球經濟的影響,對經濟下行的擔憂亦逐步降溫。港府最新發表的施政報告集中於房屋及土地規劃、北新都會區發展和資助房屋政策,期望吸引更多資金流入本地市場,帶動核心區物業成交。普縉預期,今年住宅樓市將以銀碼較小的中小型單位為主,而隨著第三季仍錄得不少銀主盤成交個案,加上投資者持續以低價沽貨套現,料工商舖市場全年仍將維持疲弱。

新盤主導市場 中小型單位成增長動力

普縉指,新盤項目仍然主導市場,發展商持續積極以市價推盤,加上季內實際按息曾經回落,住宅價格略為回穩。據差估署數據,截至2025年7月,整體住宅市場共錄得約3.5萬宗成交,較去年同期上升4.2%,其中一手買賣分別下跌約0.9%,而二手成交量則上升約6.8%,惟整體成交金額則下跌約5%,平均樓價由2024年的約872萬元下降至今年的約795萬元,反映2025年樓市以銀碼較小的中小型單位為主。

新盤方面,近期鄰近鐵路站的大型項目和部份位於市區的單幢式項目備受市場歡迎,市場預計2025年全年新盤成交將可達1.7萬至1.8萬伙,為近年新高水平。整體一手貨尾水平略為減少至近2萬伙水平,相信2026年發展商仍會積極「去貨」,以加快資金回籠。此外,下半年二手市場氣氛較上半年樂觀,該行預計第四季整體二手市場將持續平穩,今年全年樓價可望持平;隨著政府增加非本地生專上學額,以學生為主的租賃市場將更活躍,預計租金可進持續穩步向上。

工商舖市持續低迷 投資者續以低價套現

工商舖市場方面,普縉指出2025年第三季市場氣氛受個別低價及銀主盤成交影響,令整體價格的弱勢持續。據差估署數據,今年首七個月整體寫字樓、商舖及商用物業和分層工廈價格分別按年下跌約9.1%、7.3%及8.1%,相關物業價格已重回2010年代初水平。其中寫字樓市場,季內整體商廈空置率仍維持高位,該行預計面對今、明兩年逾450萬平方呎的新樓面供應下,業主需各租客提供更具彈性的租賃條款,以加強競爭力。

商舖市場方面,近期核心區域的商舖空置率略為上升,其中近期部份大型零售商調整業務規模,並透過減少店舖數目或轉到網上銷售以降低成本,亦有不少知名食肆相繼結業。上述的零售及餐飲商戶均需租用大量商舖樓面以作營運,若上述業務調整或結業的趨勢持續,將減低市場對相關商用樓面的需求,影響較大面積的商用物業租賃市場表現。

此外,普縉過往曾分析現時的「工廈活化計劃2.0」自2018年啟動以來,未能吸引大量工廈申請,顯示以私人市場力量難以將市區工業用地資源充分地利用。新一年度施政報告中提及,政府正研究將部份工業用地改劃作住宅、商貿等用途,以加快相關地區的轉型,提升周邊地區的土地潛力及價值。
